Our hotel is both relaxed and friendly, while offering the best in luxurious comfort. With 22 bedrooms, 16 in the main house and a further 6 rooms in the courtyard, there are options to suit any requirement. Three easy access rooms are based on the ground floor and the courtyard rooms offer family flexibility and the option to have dogs in the bedrooms – popular with many of our country sports visitors.
Our accommodation includes Classic, Deluxe, Feature Four Poster and 2 Suites. All rooms are en suite with towelling robes and Aaron aromatics toiletries, and some rooms have log fires. They are all fully equipped with flatscreen TV, ipod stations, wifi and a selection of books, plus hospitality tray. The original master bedroom of the house, the Bowmont Suite is luxurious, spacious and overlooks the lawns of the hotel. With sofas set beside the open log fire, this is a wonderful space to relax and afternoon tea can be served in the room. The suite also has many other original features and a bathroom that includes the original wooden bench seat toilet that has been restored.
Designed on three levels and set in the Courtyard's clock tower, this suite includes a sitting room with sofa bed on the ground floor and a staircase leading up to the four poster bedroom. A few steps lead to a separate dressing room and bathroom.
Many of the rooms in the hotel have fourposter beds and some have log fires. A gorgeous and romantic option, the four posters are the perfect location for breakfast in bed or an afternoon’s snooze.
The deluxe rooms provide an extra level of space and comfort. With lovely views, additions such as comfortable chairs, sumptuous decoration and little touches such as a selection of books, these are hotel rooms at their best.
All our hotel rooms come equipped with flatscreen TV, ipod stations and wifi. Comfortable beds, ensuite bathrooms and hospitality trays featuring locally baked biscuits, our classic rooms are all you need for a perfect stay.
Rooms in the courtyard are more modern in their styling and feature state of the art bathrooms and the privacy of being a short walk from the hotel. Dog lovers can house their pets in these rooms and they retain a comfortable and relaxed feel.
We offer flexibility for families. We can offer cots and small beds in rooms where families wish to share, or three of our courtyard rooms are adjoining, to create a private suite. The Woodside Suite has a sofa bed and split level accommodation for additional privacy. If you let the reception team know of any family requirements when you book, we will do what we can to accommodate your needs. Little people are of course welcome in the dining room for breakfast and lunch and we offer more relaxed lunches and high tea in the Library for families who wish to dine together.
Tenancy: The tenancy will be a Short Assured Tenancy under the Housing (Scotland) Act 1988. The Lease may be renewed at the end of the prescribed term of let but applicants should be aware that possession of the property can be recovered by the proprietor at the expiry of the Lease if required.
Entry and Duration: Entry shall be at such date as may be agreed. The duration of the Lease shall be for an initial period of not less than six months.
Rent: The rent shall be payable monthly in advance by Standing Order on the 1st of each month with a proportionate amount payable on entry.
Repairs: The proprietor shall maintain the premises wind and water tight and keep in repair the structure and exterior of the house (including drains, gutters and external pipes), the installations in the house for the supply of water and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences) and installations for space heating and water heating with the exception of any repairs occasioned by any act, omission or negligence of the tenant. Internal decoration shall be the tenant’s responsibility.
Painting: The proprietor shall carry out external painting.
Deposit: A deposit of two months rent will be payable on entry. This will be repaid to the tenant on termination of the lease, provided all obligations of the lease are fulfilled and the property left in a satisfactory condition.
References: The Estate will require the applicant, in the event of them finding a property that they wish to rent, to complete a Credit Check before granting them a tenancy.
Other Conditions: All the other customary Roxburghe Estates conditions of let shall apply and a copy of the pro forma Lease can be inspected at the Estate Office by bona fide intending applicants.
